Our climate-conditioned asset valuation approach
Since there are no readily available market prices for privately held infrastructure assets, we conduct a bespoke asset valuation to quantify the financial materiality of climate risks. This approach aligns with the guiding principles of International Financial Reporting Standards (IFRS) and applies modern asset pricing theory, specifically a multi-factor Discounted Cash Flow (DCF) model, as used in the ESMA-regulated infraMetrics® indices.
The key parameters in the Net Asset Value (NAV) calculation include:
- The risk-free rate for each country, derived from the relevant climate scenario
- The market price of risk (risk premia) applicable to each infrastructure company at the valuation date
- The company’s cash flows available for debt service (CFADS), actual debt service, retention rate, and dividends
Forecasted revenues and NAV are then adjusted to reflect losses from physical damage and transition costs under each scenario and time horizon, enabling a scenario-based assessment of climate risk financial impact.
